Oliver Properties, a Richmond, Virginia-based real estate investment, development, and asset management company, has a rich history spanning multiple generations and over four decades of serving the community.
Foundations and Development
Founded in 1984 under the name Oliver Associates, our company has been the work of several generations of Olivers who have laid the groundwork for success from New England to the West Coast.
Over the years, Oliver Properties has acquired and managed over 3,500 apartments in Colorado, Massachusetts, New Hampshire, Virginia, and Washington, D.C.
Today, our focus has returned to Virginia, with a current portfolio of ten apartment and townhouse communities in the greater Richmond region.
2016–2018 Timelapse Video: Oliver Properties redeveloped a city block in Richmond’s Museum District, transforming an outdated medical office into a Class A apartment community. The pedestrian-friendly design blends with the surrounding Victorian neighborhood, with hidden parking at the center. A successful urban infill project, Carytown Crossing was fully leased before construction finished and remains 100% occupied.
Leadership from the Start
Current CEO Justin Oliver's journey with the company began early. He enjoyed spending summers painting apartments and renovating properties which also provided him with invaluable hands-on experience. This ground-up education fostered a deep understanding of every aspect of the business, building credibility with our staff, lenders, and partners.
In 2003, armed with an MBA and years of financial expertise gained at KPMG, Justin set his sights on purchasing his first property in Richmond. This marked a new chapter for Oliver Properties, ushering in two decades of growth and innovation under his leadership.

While Justin is at the helm, Oliver Properties remains a family business. His brother, a partner in the company and Class A contractor, oversees the physical aspects of our properties, ensuring that our high standards of quality and maintenance are consistently met.
